  1. INTRODUCTION



    The board of County

    Commissioners for Rabun County are requesting written proposals

    from qualified construction firms to provide Professional

    Construction Management Services for the Construction Phase for the

    Rabun County Conference Center Renovation located in the first

    floor of the Memorial Hospital. The County is intending to renovate

    a portion of the vacant Memorial Hospital building first floor to

    house the new Conference Center. The building was constructed in

    the early 1950s and was renovated several times, most recently in

    2010 the Employment Center was completed in the adjacent tenant

    space. The approximate square footage of the proposed renovation is

    6,000. The building first floor will not be occupied during the

    renovation; however, the adjacent Employment Center and second

    floor Health Department are occupied and will be in operation

    during construction. The County has retained Precision Planning,

    Inc. as the Architect, and it is the intention of the County to bid

    and begin construction by January 2014.

  2. QUALIFICATIONS BASED

    REQUIREMENTS



    It is the County Commission's

    intention to employ a qualified Construction Firm to provide

    overall Project Construction Management, Cost Benefit Studies,

    Information Management, Construction Contract Management, Claims

    Management, and Technical Inspection during the Construction on a

    cost plus a fee basis, with a guaranteed maximum price.

  3. PROPOSAL INSTRUCTIONS AND

    GENERAL INFORMATION

    (6) copies of a written proposal and one (1) CD of the proposal in

    one (1) Adobe 'PDF' file labeled “RABUN COUNTY CONFERENCE

    other firms will be notified within 14 days of receipt of

    renovations and office type projects (or similar) of relevant size

    and scope.

  9. Explain any current or past

    legal action experienced by the firm.

  10. Examples of specific project

    schedules on similar projects which reflect methods for keeping the

    project on time and in budget.

  11. Company organizational chart

    showing all employees.

  12. General conditions fixed fee

    based upon scope of work.

  13. Preconstruction fixed fee.

  14. Proposed fee percentage for the

    project.
